D&M Planning secure planning permission for a replacement garage within the Green Belt, an Area of Great Landscape Value and adjacent to a Conservation Area and Listed Building.
In granting planning permission, the Council said of the proposed building: ‘Whilst the proposed replacement garage would constitute inappropriate development in the Green Belt [because it was considered by the Council to be materially larger than the one it replaced], officers consider that the size and scale of the garage would not be unreasonable to serve the existing dwelling. It is considered that very special circumstances exist in this particular instance to warrant justification for the setting aside of Green Belt Policy. There would be no resultant material visual harm, harm to residential amenity or to the setting and character of the Conservation Area and adjacent Listed Building. Overall, it is considered that the adverse impacts would not outweigh the benefits of the scheme when assessed against the policies in the NPPF taken as a whole.’
