Planning permission granted for the conversion of rural building to form an independent, self-contained dwelling.

Located within the Metropolitan Green Belt, Surrey Hills Area of Outstanding Natural Beauty and an Area of Great Landscape Value, the Council concluded:

‘The proposed development would be acceptable with regards to the impact on neighbouring amenities, parking, access and highway safety. Furthermore, subject to appropriate conditions, the proposal would not fail to preserve the natural beauty of the AONB and AGLV.

Although the change of use to create the private rear garden would represent inappropriate development in the Green Belt, given the size and location of the proposed garden and the need for the occupants to achieve an appropriate private amenity space, subject to appropriate conditions the very special circumstances would outweigh the impact.

The adverse impacts would not outweigh the benefits therefore the application is recommended for approval.’
